The WAIRE Program (Rule 2305) is a South Coast AQMD initiative that regulates large warehouse facilities in Southern California to reduce emissions from goods-movement activities. Warehouses above certain size thresholds must earn WAIRE points each year through actions such as cleaner trucks, EV charging, solar, and qualifying efficiency or electrification projects—or pay mitigation fees instead.
By reducing kWh use and peak demand, EcoMAXIM™ and EC Unit™ projects cut emissions associated with facility electricity consumption and improve the stability of power for EV charging, conveyors, and material-handling equipment. These projects can be structured as part of a Custom WAIRE Plan to earn WAIRE points, avoid mitigation fees, and support ESG reporting, subject to South Coast AQMD approval.
EcoMAXIM™ and EC Unit™ deployments can contribute to up to 18 LEED points under Energy & Atmosphere and related categories by improving energy performance, power quality, and metering and verification capabilities. They support LEED and LEED Zero goals by reducing site energy use, decreasing emissions, and enabling better measurement and reporting of operational performance.
By reducing electricity consumption, improving system efficiency, and extending equipment life, EcoMAXIM™ and EC Units™ directly lower Scope 2 emissions and, in some cases, upstream resource use. The resulting data and documentation help organizations address climate reporting requirements under SB 253, SB 261, CSRD, and similar frameworks that emphasize energy performance, decarbonization, and risk management.
